Published prices for cleaning services in Dubai run from AED 19 to AED 45 an hour, but what happens when something breaks varies far more than the price. Of the 11 companies we checked, one pays up to AED 1,000 in cash for damage, one refunds at most what you paid, as credit for a future clean, and one refuses theft claims outright.
So this guide ranks 11 cleaning companies in Dubai on what they put in writing before you book: prices, materials charges, cancellation rules, damage cover and proof that the cleaner works for them. Every company here employs its own staff, and every detail comes from its own website, checked in October 2026.
At a glance:
Seven of the 11 publish an hourly rate and six publish a cancellation rule. Only one promises cash damage cover. Choosing the best cleaning company in Dubai starts there, so this table shows what each company puts in writing.
| Company | Hourly rate | Materials | Cancel inside 24 hours | Damage cover | Proof shown |
| Elite Maids | From AED 25 | +AED 10 an hour | 50% charge | AED 1,000, paid by the company | 500+ cleaners on its payroll. DED-licensed |
| Maid Corner | AED 30 to 40, VAT included | +AED 10 an hour | Not published | Not published | Agency-employed staff |
| Dubai Housekeeping | 4 hours from AED 160 | You supply, unless arranged | 50% at 12 to 24 hours. 100% under 12 | Credit up to the job price | Four insurance policies listed |
| Safaeewala | AED 30, or AED 40 with materials | +AED 10 an hour | Not published | Not published | In-house teams. LLC named |
| McKleenz | From AED 19 | Unclear | Not stated. 24 hours’ notice to cancel | Insured. Money-back guarantee | Company-sponsored staff |
| BusyBees Dubai | Quote. Move-out from AED 550 | Included in deep cleans | No refund | Theft claims refused | DED licence 620707 |
| Alo Maids | AED 25 to 45, by distance | +AED 35 a booking | 50% charge | Not stated | Insured cleaners claimed |
| Cleanie | Quote only | Included | Not published | Insured. Certificates online | Licence and insurance downloadable |
| Home Maids | AED 45 flat | Not stated | No refund | Not stated | LLC named |
| Dubai Clean | Not published | Included | Not published | Insured | DED licence 1435921 |

How to read this table: “Not published” means we couldn’t find it on the company’s own website, not that the company doesn’t offer it. Every company here allows free cancellation with 24 hours’ notice where it publishes a rule, so the column shows what happens inside that window.
Rank reflects what each company proves in public. Advertising, size and star ratings played no part, and no company paid to appear.
We started with about 30 names from searches, existing lists of cleaning companies in Dubai and directories. To stay in, a company needed a working website with real service detail, clear signs that it employs the people it sends, and a Dubai address.
Fourteen show that address on their own site. For Whitespot and Rhino Dubai it comes from a directory, and their entries say so. We narrowed those to 24 candidates, and 11 passed every test to make this list of top cleaning companies in Dubai.
Price evidence carries the most weight, so a company with full prices and no published terms can outrank one with terms but few prices. Where a company publishes harsh terms clearly, though, that clarity doesn’t outrank a rival with fairer ones.
Elite Maids promises AED 1,000 of damage cover on every booking, paid by the company rather than claimed against a cleaner. No other company on this list makes a cash promise like it.
It backs that with the most specific staffing claim in the pool: more than 500 cleaners on its own payroll, trained in-house and background-checked, with no freelancers. Same-day slots are usually available in apartment districts like Business Bay and Dubai Marina, and weekly plans keep the same cleaner.
The catch: cancel inside 24 hours and you pay half. Its terms also bar you from hiring one of its cleaners privately and threaten court action if you do.
Maid Corner publishes the most complete price list here, with VAT included. Book before noon and a same-day clean costs the same as one booked a week ahead.
Deep cleans run from AED 350 for a studio to AED 1,100 for a 4-bedroom villa, and move-out cleans start at AED 399. A monthly plan of eight 4-hour visits costs AED 950, with no lock-in. It says its team is agency-employed, so you carry no visa or employer liability.
Two gaps keep it from first place. It publishes no cancellation or damage terms, and its homepage promises no materials surcharge while its FAQ charges AED 10 an hour for supplies.
Dubai Housekeeping assigns the same housekeeper to recurring bookings, so you don’t explain your home every week. It lists four insurance policies, including liability and workers’ compensation, and publishes a worker welfare charter, which is rare in this market.
Read the damage terms closely. A claim pays no more than what you paid for the clean, and only as credit for future bookings.
Two clauses are worth knowing before you book. Its terms threaten legal action over “defamatory” reviews, and hiring its housekeeper privately costs a AED 5,000 fee. VAT is added on top of quoted prices.
Safaeewala has the simplest rate card in this guide. Regular cleaning costs AED 30 an hour if you supply materials or AED 40 if it does, every booking has a 3-hour minimum, and no deposit is needed.
It claims Dubai Municipality approval and HACCP food-safety certification. Its move-out cleans come with a cleaning certificate it says most landlords accept, and it publishes sofa cleaning at AED 30 a seat.
The gaps: no cancellation or damage terms, and its site lists both Monday-to-Saturday and 24-hour, seven-day working hours.
McKleenz advertises home cleaning from AED 19 an hour, the lowest starting rate on this list. It states plainly that its cleaners are sponsored by the company and that it doesn’t outsource.
It lists three types of insurance and a satisfaction-or-money-back guarantee. Being part of the McMaster group means the same company can also handle AC servicing, pest control and maintenance.
The weaknesses: AED 19 is only a starting price, with no full rate table. Its house-cleaning page says tools and detergents cost extra, while its FAQ says staff bring everything. Ask which applies before you pay.
BusyBees publishes the best move-out price list in Dubai, covering 10 home types with prices and hours. A 2-bedroom apartment costs AED 747.50 to 850 and takes 6 to 8 hours, and a 3-bedroom villa costs AED 1,375 to 1,550.
It’s one of three companies here that shows a trade licence number, and it states its evening surcharge upfront rather than on the invoice.
Its terms are the catch. Nothing is refunded inside 24 hours, Saturday jobs must be cancelled by Thursday evening, and it won’t accept theft claims at all. It also runs self-promotional pages ranking itself first among Dubai cleaners.
Alo Maids prices by distance, from AED 25 to 45 an hour depending on how far its cleaners travel. Live near Al Quoz and that can be one of the cheapest rates here. Materials cost a flat AED 35 per booking rather than by the hour.
It publishes recommended hours by home size: 3 for a 2-bedroom apartment, 4 for a 3-bedroom, and 4 to 6 for a villa. That turns an hourly rate into a real total.
Its terms are tight. Damage must be reported within 6 to 8 hours, and refusing to sign its completion receipt means it accepts no later claims. Its two pages also give different cancellation windows.
Cleanie is the only company here that lets you download its trade licence and insurance certificates before you book. It also publishes written scopes for a standard clean and a deep clean, and agrees what each visit covers with you in writing.
Its staff train at an in-house academy before working unsupervised, a supervisor is responsible for each home, and it claims three ISO certifications.
It won’t quote a rate before seeing your home, so you can’t compare prices online. Expect to pay more than budget operators. The founder says so himself.
Home Maids charges a flat AED 45 an hour, with a 2-hour minimum in central areas like Dubai Marina and JLT and 4 hours in outer ones like Arabian Ranches. Evenings after 6 p.m. and Fridays cost extra. It also lists what it won’t do: errands, exterior windows and biohazard cleaning.
Its cancellation rule is the strictest here. Nothing comes back inside 24 hours, and a Monday clean must be cancelled before the previous Thursday closes. Rescheduling is free with 12 hours’ notice on working days.
Dubai Clean prints its trade licence number, legal name and VAT registration in its website footer. Few cleaning companies make it that easy to check.
Its maids arrive with supplies and equipment, bookings start at 2 hours, and same-day service is offered when possible. It says staff are background-checked, and it promises a free re-clean if you complain within 24 hours.
The gap: no hourly price on the pages we checked, so you’ll need a quote.
Whitespot is a facilities management company that also cleans homes, with deep cleaning from AED 349 for a studio. It says its cleaners hold BICSc certification, a UK cleaning qualification.
Its home menu covers house maids, upholstery and carpet shampooing, marble polishing and pest control, so one company can handle several jobs.
What’s missing: an hourly rate, cancellation rules and damage terms on the pages we checked.
The last five companies prove an address and a real service but publish almost no prices or terms. Each is still worth a call for one specific job.
Expect to pay AED 25 to 45 an hour for a cleaner from a company with its own staff, plus about AED 10 an hour if you want them to bring materials.
Each company’s own website, checked October 2026. Benchmark: ServiceMarket’s published Dubai home cleaning rates
For comparison, ServiceMarket, a booking platform, lists AED 40 an hour for 2 hours, falling to AED 34 for 4 to 8 hours, before VAT, plus AED 10 an hour for materials.
Three things push the real price above the headline rate:
If you’re looking for cheap cleaning services in Dubai, compare the cost of the whole visit, not the hourly rate. A low rate with a long minimum booking and materials on top can cost more than a higher all-in rate.
Alo Maids publishes recommended hours by home size. Multiplied by typical rates, they give a realistic total per visit, before materials.
| Home | Recommended hours | At AED 30 an hour | At AED 40 an hour |
| 2-bedroom apartment | 3 | AED 90 | AED 120 |
| 3-bedroom apartment | 4 | AED 120 | AED 160 |
| 3 to 4-bedroom villa or townhouse | 4 to 6 | AED 120 to 180 | AED 160 to 240 |
Adding materials at AED 10 an hour puts AED 30 to 60 on top.
Deep and move-out cleans are usually priced by home size rather than by the hour.
| Home | BusyBees move-out clean | Maid Corner deep clean | Other published prices |
| Studio | AED 550 | AED 350 | Whitespot deep from AED 349. Elite move-out from AED 359. All Clean empty studio from AED 400 |
| 1-bedroom apartment | AED 562.50 to 750 | AED 450 | Elite deep from AED 342 for an apartment, size not stated |
| 2-bedroom apartment | AED 747.50 to 850 | AED 550 | |
| 3-bedroom apartment | AED 1,225 to 1,350 | AED 650 | All Clean empty 3-bedroom townhouse from AED 1,000 |
| 3-bedroom villa | AED 1,375 to 1,550 | AED 800 | |
| 4-bedroom villa | AED 3,220 | AED 1,100 |
The two main columns aren’t like-for-like. BusyBees’ prices are for a move-out clean with steam, which runs longer than a standard deep clean. Maid Corner’s move-out cleans start at AED 399 for a studio.
The biggest differences between cleaning companies in Dubai aren’t in the hourly rate. They’re in what happens when you cancel late or something breaks.
Imagine a cleaner knocks over a AED 3,000 lamp. Here’s what three companies’ own terms say happens next:
| Company | What you get back |
| Elite Maids | Up to AED 1,000, paid by the company |
| Dubai Housekeeping | No more than what you paid for the clean, as credit for future bookings. Its insurance only covers items above AED 5,000, with a AED 5,000 deductible |
| BusyBees Dubai | A damage claim, if reported within 12 hours. Claims for theft are refused outright |
Most other companies on this list publish no damage terms at all. Ask before you book, and get the answer in writing.
Walk through your home before the cleaner leaves. Photos taken on the day make any claim easier.
Every company that publishes a rule lets you cancel free with 24 hours’ notice. Inside that window:
Watch for weekend deadlines too. BusyBees wants Saturday jobs cancelled by 6 p.m. on Thursday, and Home Maids wants Monday jobs cancelled before the previous Thursday closes.
Book through an app and the cleaner usually works for one of its partner companies. Book a company directly and the cleaner works for the business you’re paying. With professional cleaning services in Dubai, that difference decides who answers when something goes wrong.
ServiceMarket, for example, says it matches each request with partner cleaning companies. Apps have real advantages: easy price comparison, first-booking promotions as low as AED 17 an hour, and the same cleaner on recurring plans. The trade-off is that the company responsible for your home is one step removed from the booking.
In the UAE, a domestic worker has to be sponsored by the household or supplied through a licensed company. Cleanie points to Federal Decree-Law No. 9 of 2022, under which fines for employing a domestic worker without the proper permit start at AED 50,000 and fall on the household, not the worker.
That’s why hiring a cleaner “privately” can be riskier than it looks. Every company on this list presents its cleaners as its own staff, but only some state it outright. Ask to confirm whose visa your cleaner is on.
A company that answers all four clearly has told you more than most websites do. This list isn’t legal advice, so check your own situation if you’re unsure.
A move-out clean is a deep clean built around what a landlord checks at handover: inside the oven and fridge, cupboard interiors, grout, AC vents and window tracks. It typically costs AED 359 to 550 for a studio and over AED 1,000 for a 3-bedroom villa, based on the prices above.
Three companies on this list build their service around the handover. Elite Maids prices move-out cleans by bedroom from AED 359. BusyBees publishes prices and hours for 10 home types. Safaeewala issues a cleaning certificate it says most landlords and property managers accept.

Need a cleaning services company in Dubai for one specific job? Start here.
| If you need | Start with | Why |
| A weekly cleaner | Elite Maids or Dubai Housekeeping | Both keep the same cleaner on recurring plans. Maid Corner’s AED 950 monthly plan has no lock-in |
| A one-off deep clean | Maid Corner or Whitespot | Fixed prices by home size, from about AED 350 for a studio |
| A move-out before handover | Elite Maids or Safaeewala | Elite prices by bedroom from AED 359. Safaeewala issues a cleaning certificate |
| A villa | Maid Corner, plus two cleaners for regular visits | Villa deep cleans at AED 800 for 3 bedrooms and AED 1,100 for 4. Elite recommends two cleaners for villas |
| A same-day booking | Maid Corner or Elite Maids | No surcharge before noon at Maid Corner. Elite usually has slots in apartment districts |
| An office or food business | Elite Maids, Cleanie or Safaeewala | Elite and Cleanie quote contracts per site. Safaeewala claims HACCP certification for kitchens |
Published rates from companies with their own staff run from AED 19 to AED 45 an hour, with most between AED 25 and AED 40. Materials usually add about AED 10 an hour, and shorter bookings cost more per hour.
Often not. Elite Maids, Maid Corner and Safaeewala charge about AED 10 an hour extra, and Alo Maids charges AED 35 per booking. Dubai Clean, Cleanie and Rhino Dubai say their teams bring supplies. Confirm before you book.
About 3 hours for a regular clean, according to Alo Maids’ guide. Allow 4 hours for a 3-bedroom apartment and 4 to 6 for a villa. A move-out clean takes far longer: BusyBees allows 6 to 8 hours for a 2-bedroom apartment.
Published prices start at about AED 342 to 400 for a studio or small apartment. A 2-bedroom costs about AED 550 to 850, and a 3-bedroom villa about AED 800 to 1,550, depending on the company and whether it’s a move-out clean.
Expect to pay. Elite Maids and Alo Maids charge half the price inside 24 hours, Dubai Housekeeping charges the full price under 12 hours, and Home Maids and BusyBees refund nothing inside 24 hours.
It depends entirely on the company. Elite Maids covers up to AED 1,000 in cash, while Dubai Housekeeping refunds no more than the price of the clean, as credit. Most companies publish no damage terms, so ask in writing and report damage within a few hours.
Only through the right route. A domestic worker must be sponsored by the household or supplied by a licensed company, and Cleanie cites fines starting at AED 50,000 under Federal Decree-Law No. 9 of 2022. Booking through a cleaning company avoids that risk.
Yes, at most companies on recurring plans. Elite Maids, Dubai Housekeeping, Maid Corner and Rhino Dubai all say they assign the same cleaner, though illness or leave can mean a substitute.
The best cleaning services in Dubai are the ones that put their price, cancellation rule and damage cover in writing before the cleaner arrives. If you’d rather work from a top 10, every company in our first ten publishes at least a price or a licence number. Start here.
For all-round value: Elite Maids. From AED 25 an hour, its own payroll of 500+ cleaners, and the only cash damage cover on this list.
For price certainty: Maid Corner. VAT-inclusive hourly and deep-clean prices, and no same-day surcharge. Ask for its cancellation terms.
For the simplest rate card: Safaeewala. AED 30 an hour without materials or AED 40 with, and no deposit.
For a fully documented service: Cleanie. Licence and insurance certificates you can download, and a written scope for every home.
Copy this, fill in the brackets, and send it to two or three companies.
Hello. I’d like a cleaner on [date] at [time] in [area], for a [size] home, for [number] hours. Please confirm in writing: the total price including VAT, whether materials are included, the minimum booking, your cancellation rule, what you cover if something is damaged, and whether the cleaner is on your company’s visa.
A company that answers all six clearly is worth booking. One that dodges the damage question probably isn’t.
